Job Summary

The Christie NHS Foundation Trust is seeking a Capital Project Manager to join its high-performing capital team. This role involves delivering a wide range of construction and engineering projects across both the hospital estate and satellite centres throughout Greater Manchester and Cheshire.

The Project Manager will oversee capital and revenue-funded projects valued between £5,000 and £3 million, including:

  • Major asset replacements: Upgrading and maintaining essential infrastructure.

  • Refurbishment projects: Enhancing clinical and non-clinical spaces to improve patient care and staff experience.

  • New build developments: Creating innovative facilities that support advanced treatment and research.

Main Duties of the Job

Project Planning & Delivery

  • Lead capital projects from feasibility to completion across all RIBA stages.

  • Develop and maintain project plans, documentation, and timelines.

  • Ensure projects are completed on time, within budget, and aligned with operational goals.

Stakeholder Engagement

  • Collaborate with clinical teams, estates, contractors, and consultants.

  • Chair meetings and communicate updates effectively to stakeholders.

Technical Oversight

  • Provide expert advice on construction, engineering, and sustainability.

  • Ensure compliance with NHS guidance, HTM/HBN standards, CDM regulations, and the Building Safety Act.

Financial Management

  • Forecast and manage capital budgets across multiple projects.

  • Deliver value for money and effective resource allocation.

Policy & Strategy Development

  • Support the creation and implementation of capital management policies and procedures.

Quality & Sustainability

  • Promote high standards in design, construction, and environmental sustainability.

Risk & Issue Management

  • Identify and mitigate project risks and dependencies.

  • Respond effectively to emergencies and adapt project plans as necessary.

Job Description and Responsibilities

  • Collaborate with clinical staff and Trust managers to define project objectives and outcomes.

  • Manage external building and MEP design teams in line with NHS HTMs, HBNs, and British Standards.

  • Deliver project reports and ensure successful handover to Estates & Facilities teams.

  • Maintain strong relationships with Estates & Facilities for integrated service delivery.

  • Oversee contractor performance, ensuring compliance with CDM and H&S standards.

  • Support senior management with option appraisals, business cases, and procurement processes.

  • Manage budgets responsibly within financial guidelines.

  • Conduct post-project evaluations for continuous improvement.

  • Liaise with authorities for statutory approvals, planning, and compliance.

  • Undertake training and development as required for continued professional growth.

Person Specification

Qualifications

Essential:

  • Degree-level education or equivalent experience.
    Desirable:

  • PRINCE2 certification or membership (MCIAT, RICS, CIOB).

Experience

Essential:

  • Proven experience in construction and project management.

  • Team management experience and familiarity with AutoCAD.

  • Competence in project budgeting, H&S, and contract management.
    Desirable:

  • NHS Estates or Capital Planning experience.

  • Experience working with clinicians and divisional heads.

  • Knowledge of building procurement and similar settings.

Skills

Essential:

  • Strong communication and leadership skills.

  • Ability to produce technical reports and provide design or maintenance advice.

  • Knowledge of relevant legislation, planning software, and budget management.
    Desirable:

  • Understanding of financial control in hospital environments.

  • Motivated and enthusiastic approach to work.

Knowledge

Essential:

  • Experience in refurbishment and construction of new buildings.

  • Familiarity with project management tools, procurement, and H&S law.
    Desirable:

  • Knowledge of NHS ProCure frameworks and NEC/JCT contracts.

Values

  • Must demonstrate organisational values and behaviours.
